Newsteer secured planning permission on behalf of Tritax Big Box to change the use of a 225,000 sq ft former Very High Throughput Laboratory in Warwick to provide flexible B2, B8 or E(g)(ii) accommodation.

The client’s challenge

The building had most recently operated as a Covid testing centre under the Jupiter Project. With a new occupier due to take a lease that month, permission needed to be secured quickly while allowing flexibility for the asset’s next phase.

Our solution

Newsteer progressed the change of use application from the existing sui generis laboratory use to B2 general industrial, B8 storage or distribution, or E(g)(ii) research and development use. The team worked constructively with officers at Warwick District Council to maintain momentum towards determination.

Beyond advice: how we added value

The planning strategy focused on both timing and adaptability. Securing a range of permitted uses at pace supported the immediate leasing programme while giving Tritax Big Box greater flexibility to respond to the incoming occupier and the asset’s longer term requirements.
