Nicholas James is a Senior Planner in Newsteer’s Planning team, helping public and private sector clients progress residential, mixed-use, retail and commercial development from early appraisal through to application and delivery. He combines technical planning advice with practical project management, keeping strategy, evidence and consultant inputs aligned.
Nicholas works across projects ranging from infill development to strategic housing and regeneration sites. His experience includes residential development in the Bayswater Conservation Area, where heritage, daylight, amenity and building services considerations needed to be carefully coordinated, and a change of use project in Borough involving marketing evidence, neighbour engagement and design measures to address amenity issues.
He works closely with clients, local authorities and multidisciplinary teams to resolve planning issues and maintain a clear route forward. Nicholas’s evidence-led approach helps clients understand trade-offs, manage application risk and keep planning strategy connected to commercial viability and deliverability.
