The Albany and its partners are exploring a mixed use approach intended to secure the long term future of the Deptford arts centre, using student accommodation to help fund renewal of the cultural and community building.
The client’s challenge
The Albany faces ageing infrastructure, rising operating costs and outdated systems, while needing to remain affordable, accessible and environmentally sustainable for the communities it serves.
Our solution
Newsteer is providing Agency and Development Consultancy advice to Stories and Aviva, focused on maximising the land value generated by proposals for around 300 Trinity Laban student homes and maintaining flexibility over the timing and structure of the funding solution. This work supports the use of the residential value to help fund renewal of The Albany.
Beyond advice: how we added value
The emerging approach connects the commercial value of enabling development with the long term resilience of an important cultural institution, balancing funding, student housing need and community benefit.
Outcomes and impact
The partnership expects the enabling development to unlock around half of the renewal cost. Public consultation began in July 2026.
