The client’s challenge
Hargreaves Lansdown needed a long-term headquarters that would support more than 2,000 people while reinforcing its continued commitment to Bristol. The brief went beyond finding office space: the new workplace needed excellent connectivity, strong ESG credentials, high-quality amenities and an environment that could support wellbeing, collaboration and performance.

Newsteer supported Hargreaves Lansdown throughout the process, from shaping its workplace and location strategy to identifying the right opportunity and negotiating terms aligned with its long-term objectives. This led to the initial acquisition of approximately 90,000 sq ft across three floors at Welcome Building, Temple Quay.

The new headquarters created a long-term Bristol base designed to support more than 2,000 staff and the company’s future growth. By July 2026, Hargreaves Lansdown had expanded its occupation to 116,665 sq ft across four floors, demonstrating the flexibility built into the original strategy. The strength of the transaction was recognised with the 2026 CoStar Impact Award for Lease of the Year – South West.
