Newsteer secured planning permission for Royal Gateway, Barratt London’s 300 home development on a long standing vacant site in North Acton, and continues to support the project through amendments, conditions and delivery.
The client’s challenge
The site had a history of hotel and residential consents and needed a deliverable scheme that could form an appropriate transition between two storey homes to the west and developments of more than 50 storeys across the A40 and Western Avenue.
Our solution
Newsteer led the planning process for a development ranging from two to 17 storeys. Since permission was granted, the team has secured section 96A and section 73 amendments, variations and removals of conditions, and discharges of conditions. Newsteer also manages the conditions and section 106 trackers, liaises with Ealing officers on section 106 payments and CIL forms, and secured permission for off site and on site marketing suites.

Newsteer’s continuing involvement has connected the original consent with the practical requirements of construction, occupation and marketing. Active management of amendments, conditions and obligations has helped the client maintain delivery momentum as the scheme has progressed.
Outcomes and impact
Planning permission for 300 homes was granted in September 2023. Development has commenced, the initial affordable phase is occupied, and the remaining homes are expected to be occupied during 2026 and 2027.
