The client needed to reposition an existing building for a new residential model while retaining commercial uses and managing the planning implications of increased unit numbers and shared amenity.
Our solution
Newsteer led planning and viability advice for a scheme initially comprising 202 co-living units, café and retained retail, followed by a revised proposal for 210 units with co-working space.

Outcomes and impact
Planning approval was secured in August 2022 for 202 co-living units. A subsequent revised application proposed 210 units alongside café, retail and co-working space. The Rex, which opened in December 2025, was the UK’s first co-living project to achieve BREEAM Outstanding sustainability standards.
