The work explored industrial intensification, open storage and high-density residential redevelopment to inform the emerging masterplan and landowner negotiations.
The client’s challenge
The client needed to understand the value and deliverability of significantly different redevelopment options for the site. This meant establishing a robust Existing Use Value while assessing how industrial intensification and co-location compared with higher-density residential development.
Our solution
Newsteer prepared a Red Book Valuation of the Bywaters Waste site and worked alongside the multidisciplinary design team to undertake financial viability testing and sensitivity analysis. We tested industrial, open storage and residential values to provide a clear comparison of the alternative redevelopment scenarios.
