Newsteer advised on planning and viability for the mixed use redevelopment of Trumpers Way, combining more than 2,300 sq m of modern industrial and commercial space with eight townhouses and 205 flats.
The client’s challenge
The client needed to intensify an employment site while retaining and improving commercial floorspace and introducing a significant residential component.
Our solution
Newsteer provided planning, development and viability advice for proposals delivering more than a 25% uplift in industrial and commercial floorspace alongside townhouses and apartments up to 12 storeys.
Beyond advice: how we added value
The team used viability and development evidence to support a genuinely mixed-use proposition, balancing employment intensification with the value and placemaking benefits of new homes.
Outcomes and impact
Planning was secured for a mixed use scheme combining modern employment space with 213 homes. However when receivers stepped in, we supported several bidders through further pre application engagement with Ealing council to discuss options to amend the scheme and to assist those in trying to bring this scheme forward.
