Newsteer was instructed by LB Redbridge and Countryside to advise on the assessment of compensation relating to the acquisition of 40 different land parcels in 27 different ownerships required to deliver the redevelopment of land at Five Oaks Lane, Chigwell / Hainault.

• The compulsory purchase of land was advanced to ensure all of the land could be assembled so as to deliver its comprehensive redevelopment. After six years of negotiations, the Council were unable to agree the assessment of compensation with a significant number of landowners and Tribunal references had been made.
• Newsteer was instructed to provide expert evidence on valuation matters in respect of all of the references. We submitted expert evidence in respect of two Tribunal references, the largest of the two (a group action involving 15 different claimants) was settled in advance of the Tribunal hearing following the exchange of expert evidence.
• One Tribunal case is presently progressing with the third one settled by negotiation.
