Solutions:

Newsteer has provided land assembly, compulsory purchase, planning and development consultancy advice on the 150-acre Brent Cross Cricklewood regeneration. The scheme includes 7,500 homes, 1.2 million sq ft of commercial space, a new railway station and three schools, with three separate CPOs secured across the site.

The client’s challenge

The regeneration requires extensive land assembly to deliver around 7,500 homes, 1.2 million sq ft of commercial space, a new rail station, schools and major public infrastructure.

Our solution

Newsteer has project managed the CPO process, advised on land acquisitions and compensation settlements and supported the securing of three separate compulsory purchase orders.

Beyond advice: how we added value

The team combines detailed acquisition work with an understanding of the wider development programme, allowing land assembly to be prioritised around the critical path to infrastructure and regeneration delivery.

Outcomes and impact

Three separate CPOs have been secured, providing a statutory land-assembly framework to support the wider Brent Cross Cricklewood regeneration. In 2025, Barnet Council approved continued Newsteer support on outstanding compensation cases, plot drawdowns and associated land matters.
