Newsteer advises the London Borough of Hounslow on its long leasehold interests within the Treaty Centre as part of proposals for the comprehensive regeneration of Hounslow town centre.
The client’s challenge
The Council needed to understand the value of its interests, including potential marriage value, while an investor progressed plans to acquire the Council’s position and redevelop the wider centre.
Our solution
Newsteer provided valuation, viability and strategic property advice, analysed local office, workspace and retail markets, and negotiated with the investor’s advisers while the planning application progressed.
Beyond advice: how we added value
The advice went beyond a standalone valuation by testing how the Council’s spaces could be improved, repurposed or structured to support its wider regeneration and commercial objectives.
Outcomes and impact
The work is informing negotiations and current proposals for a regeneration scheme including around 1,200 homes, 40,000 sq ft of employment space and 118,000 sq ft of retail space.
