Newsteer advised Asda on the landmark redevelopment of its Park Royal site, combining a new flagship foodstore with around 1,500 homes, including approximately 500 affordable homes.
The client’s challenge
Asda needed to unlock the wider value and housing potential of a major brownfield site while protecting and enhancing the operation of an established, high-performing store.
Our solution
Newsteer provided development and feasibility advice, strategic planning, site promotion and marketing, helping shape a viable residential-led scheme and identify the right development partner.
Beyond advice: how we added value
By bringing development, planning and transactional thinking together from the outset, Newsteer helped balance Asda’s operational requirements with placemaking, affordable housing and long-term development value.
Outcomes and impact
Barratt London was selected as development partner, with proposals for a new 60,000 sq ft Asda Superstore and around 1,500 homes, creating a major mixed-use regeneration opportunity.
