Appointed by the London Borough of Waltham Forest, Newsteer were appointed as part of a multidisciplinary team lead by award-winning architecture firm Haworth Tompkins. The team were appointed to create a SIL Vision Framework to guide the future development of the Lea Bridge Strategic Industrial Land. The client’s objective was to set a vision for the future of the industrial land grounded in good place-making principles whilst testing whether industrial intensification or industrial co-location would best deliver those aims.

• We provided property advice and viability appraisals to provide comparisons of development value with Existing Use Value (EUV) to test the suitability of co-location vs industrial intensification
• Our work modelled a range of scenarios at different densities and affordable housing percentages to explore the potential for introducing residential into the SIL compared with delivering multi-level industrial typologies
