Acquisition and Disposals

We have extensive experience in the disposal and acquisition of land and buildings for development. This includes unconditional, subject to planning, partnership/joint venture and funding transactions. Our experience extends across a wide range of property sectors including the living sector (private residential, affordable residential, build to rent and purpose built student accommodation (PBSA)), leisure, and commercial.

Affordable Housing

Our specialist Affordable Housing Team provides RICS Red Book Valuation and development consultancy advice to Registered Providers (both ‘for profit,’ and ‘not for profit’), Pension Funds and Investors, Developers, and Public Sector Clients. We undertake valuations for a range of purposes including stock transfers, valuation advice to support sales and acquisitions, January 1999 Values and Target Rent calculations, income threshold testing, and to support Expert Witness instructions.

Development Consultancy

We provide a wide range of development consultancy services to enable our clients to evaluate development and asset management options to ensure that opportunities to maximise value/and or operational outcomes can be demonstrated through robust analysis. This service line includes development/options appraisals, market analysis, scenario testing, and the provision of bespoke reporting and financial modelling to reflect client aims

Development Feasibility

We are experienced in preparing appraisals and bespoke reporting in order to assess development scheme feasibility across a range of options. We understand the need to reflect other technical inputs in our reporting and undertake robust review and sensitivity analysis in order to underpin our advice.

Expert Witness

We have a wealth of experience providing expert evidence at planning appeals and public inquiries in respect of financial viability in planning and compulsory purchase. We have represented clients in a number of high profile cases related to the provision of affordable housing and retirement living.

Financial / Cashflow Modelling

We advise clients seeking to establish the viability of a range of options for their sites. We have a number of bespoke, in-house cashflow models to testing financing options for development delivery.

Financial Viability Assessments & Reviews

Our expert team is at the forefront of advising on financial viability negotiations in relation to all living sectors and has been involved in negotiations relating to a number of emerging sectors such as BTR and Later Living.
We take a strategic approach to viability matters to ensure that the strategy presented as part of a planning application is deliverable yet a realistic route to securing planning consent, which will ultimately maximise returns. Our advice is supported by our affordable housing valuation experts.

We regularly act on behalf of investors developers and landowners in relation to S106 negotiations and soft market testing for affordable housing as part of the Financial Viability Process.
We have experience advising on complex viability review mechanisms.
Our experts have appeared in a number of high profile planning appeals and public enquires in relation to financial viability in planning and the provision of affordable housing.

Infrastructure

We advise developers and public bodies on the delivery and funding of infrastructure required to release or maximise development opportunities, including putting in place collaboration agreements, equalisation structures and establishing funding mechanisms. We also support funding bids to central and regional governments through preparing and presenting viability modelling.

Masterplan Viability

We advise on all property, viability and deliverability implications on the implementation of town centre, industrial and mixed-use masterplans. We work alongside masterplanners to ensure that the masterplan being advances is couched in commercial realism, helping to ensure that it is one that is deliverable and will gain market support.

Estate Regeneration

We advise on the commercial and financial cases for Estate Regeneration, providing viability and specialist Compulsory Purchase advice to offer a rounded professional service to the public sector. We also offer soft-market testing and full development partner procurement services.

Town Centre Regeneration

We specialise in the delivery of complex town centre regeneration schemes. We advise on financial viability, development partnerships, developer procurement, planning and compulsory purchase. We also work with master planners and urban designers to evaluate the need for change and create viable masterplans.

Strategic Development Advice

We provide strategic development advice to a range of clients, across multiple sectors in order to aid strategic development outcomes and decision making. This includes advice on medium to longer term residential or retirement village development on greenfield land, to advising operational businesses and public sector bodies on their medium to long term estates strategies to identify surplus land and value add opportunities including for raising capital receipts, cost savings and revenue creation.

Valuation

We provide specialist valuation advice for a variety of asset types including residential, commercial and land. We work collaboratively with our planning, affordable housing and agency colleagues to ensure that our advice is measured and truly reflective of market conditions. We are experienced at undertaking valuations for public bodies and charities, including preparing valuations for the reporting of ‘best consideration’.
