Vendor Building Surveys

Vendor surveys or pre-sale building inspections, are inspections commissioned by property sellers (vendors) before putting their property on the market. These surveys provide a comprehensive assessment of the building to provide potential buyers with a clear, unbiased report to take reliance upon.

Vendor surveys provide ‘market readiness’ of an asset and allow any issues that could affect the property’s marketability or sale price to be addressed before listing it. These reports can accelerate the sale process by pre-emptively addressing concerns that might otherwise arise during the buyer’s inspection.

Condition Surveys

A Schedule of Condition serves as a valuable reference document to establish the condition of a property at a specific point in time, providing clarity and protection for all parties involved in a transaction or construction project.

Planned Preventative Maintenance Schedules

PPM surveys for commercial properties allow owners, occupiers and investors to understand the current condition of their real estate assets, thus enabling them to plan the necessary investment, including the recovery of costs through service charges, to ensure each element of the building performs as intended.

Reinstatement Cost Assessments

A Reinstatement Cost Assessment (RCA) is a process used to estimate the cost of rebuilding or reinstating a property to its original condition in the event of a total loss, typically due to fire, flood, or other catastrophic events. It is an important component of property insurance and is conducted to ensure that the property is adequately insured for its full reinstatement value.

Party Wall & Neighbourly Matters

The Party Wall etc Act 1996 is legislation designed to prevent and resolve disputes between neighbouring property owners related to party walls, boundary walls, and excavations near adjoining buildings.
