South Acton Industrial Estate
We were commissioned to provide infrastructure deliverability advice and financial viability testing to the co-location and industrial intensification masterplan at South Acton Industrial Estate. A number of high-density co-location schemes had been consented in the estate and the client commissioned a masterplan to manage these schemes’ impact on the wider estate and guide the remaining sites in their transformation. Supporting a multi-disciplinary team led by Haworth Tompkins, Newsteer provided advice on an infrastructure funding regime and overall financial viability, including sensitivity testing, of co-location and industrial intensification in the study area.
- We provided Existing Use Value (EUV) and Benchmark Land Value (BLV) assessments to inform detailed financial viability testing of different redevelopment scenarios. Based on typology schemes of consented co- location schemes and industrially intensified schemes, we tested different storey heights and different levels of affordable housing to identify the constraints on deliverability and viability to inform proposed zoning
- Our advice extended to funding and deliverability mechanisms for securing the future delivery of critical infrastructure – green space, road improvements and place-making benefits to ensure the product of the masterplan was the evolution of a high-quality place
