Newsteer were commissioned to provide a Red Book Valuation of the Bywaters Waste site, a 9-acre waste processing facility in LB Waltham Forest. This valuation was to inform the Existing Use Value for a mini-masterplan of the site, its adjacent neighbourhood recycling centre and links to Osier Way and Orient Way to explore different development scenarios. Newsteer provided financial viability and delivery advice on high-density residential redevelopment scenarios, alongside industrial intensification and co-location alternatives to inform negotiations with the landowner.
