Following our first #OurSteerCareers spotlight, we’re continuing the series by sharing more of the stories behind the people at Newsteer – how they started, what surprised them, and the advice they’d give to others considering the sector.
Next up is Lottie Smallwood, Associate Director in our Asset & Transaction Advisory team.

What has your journey in real estate been like?
Prior to my university degree I started out with work experience at estate agents Dacre, Son & Hartley. I then carried out an internship at JN Bentley in their newly formed development team at the end of my first year, following my second year of university I had a year out working at Carter Towler in their Retail Agency team. I then started on a graduate scheme at GL Hearn, focusing on development and CPO, before moving to the DIO where I gained experience working on large and complex land and property portfolios. I then joined Newsteer in 2020, where I’ve continued to build my experience across transactions and development-led advice.
What sparked the move into real estate?
Early work experience in estate agency and internships in new homes and development gave me an initial insight into the industry and helped shape my decision to pursue it further.
Expectations vs reality?
Pretty well aligned – but the scale, pace and complexity of real projects becomes much clearer once you’re working in the industry
Biggest surprise about the industry?
How long development agency deals can actually take, including the lengthy timescales to achieve planning – and how many moving parts there are behind the scenes!
Any significant highlights – career, project or otherwise?
Working on complex, multi-party transactions where you can see a deal move from early discussions through to completion – particularly where that unlocks wider development or regeneration opportunities.
Best thing about working at Newsteer?
Firstly the people – I couldn’t wish for a better team to work alongside. But also the variety of work – from later living viability advice to agency and mixed-use development work with foodstore portfolios. That breadth of experience, across different sectors and teams, is a real highlight. It’s also a genuinely collaborative environment where you’re trusted to take ownership and supported as you do it.
What’s your advice for anyone considering the industry?
Get as much exposure as you can early on – whether through internships, work experience or speaking to people in the industry. It’s a broad sector, and understanding the different roles will help you find the right fit.
