Newsteer are very pleased to have been involved with this successful appeal for an Extra Care development of up to 84 units on behalf of our client Retirement Villages Group Ltd. The appeal was considered at a virtual planning inquiry.
From a viability perspective we contended that the identified need for Extra Care housing would not be met by the Council’s policy which identified housing sites and assumed that the market would bring Extra Care forward on these.
Our contention was that the economics pertaining to Extra Care developers mean that they cannot compete in the open market particularly if burdened by affordable housing requirements.
